Frequently Asked Questions

Answers to what we hear most from Lexington homeowners — about our methods, scheduling, pricing, and who we are.

How we wash, what we handle

Our Services & Methods

Will pressure washing damage my siding?
+

Not when it's done correctly. We soft wash all siding — low pressure combined with a cleaning solution that does the actual work, not the force of the water. We never run high pressure on siding; that's reserved for concrete.

What are the black streaks on my roof?
+

That's gloeocapsa magma, a bacteria that feeds on the limestone filler in asphalt shingles. It's common across Central Kentucky because of our limestone-heavy soil, and it holds moisture against the shingle, shortening the roof's life. Soft washing kills it at the root.

What is the green or dark stuff growing on my house?
+

Usually algae or mildew, feeding on moisture and organic buildup. Kentucky humidity creates ideal conditions, especially on shaded or north-facing walls. A soft wash kills it at the source rather than just knocking it loose.

What is the chalky residue on my siding, and can it be removed?
+

That's oxidation — sun-damaged paint or finish breaking down on the surface. It can be lightened with gentle, low-pressure cleaning, but it's a sign of aging material, not dirt, and can return over time regardless of cleaning method.

What are the small dark spots on my siding near mulch beds?
+

Likely artillery fungus, which lives in decomposing mulch and shoots spores onto nearby surfaces. We can lighten these spots, but full removal usually isn't possible without replacing the affected panel — keeping mulch away from your foundation helps prevent it.

Can you remove oil stains from my driveway?
+

Yes. Hot-water pressure washing breaks down oil and grease that cold water alone can't touch, and we pre-treat heavy spots before the full clean for the best result.

Are your cleaning chemicals safe for kids, pets, and plants?
+

Yes — we use biodegradable, eco-friendly solutions, and we pre-soak nearby plants and landscaping before applying anything, then rinse thoroughly afterward. We recommend keeping kids and pets off treated surfaces until everything is dry, typically a few hours.

Can you pressure wash in light rain?
+

Yes — your surfaces are getting wet either way. We'll reschedule only if there's a safety concern, like lightning or heavy storms, or if solution wouldn't have time to work before being washed away.

Booking, prep, and timing

Scheduling & What To Expect

Do I need to be home for the service?
+

No — as long as we have access to a water spigot and any gates are unlocked, we can complete the work while you're away. We send before-and-after photos once we're finished.

How long does a typical job take?
+

It depends on scope. A single-story house wash usually runs one to two hours; larger homes or bundled services (house plus driveway plus gutters) can run about half a day.

What's the best time of year for pressure washing in Kentucky?
+

Spring through fall covers most of our bookings — spring for winter buildup, fall to get ahead of the cold months — but we work in any season as long as temperatures stay above freezing.

How long do the results actually last?
+

It varies by surface. House washing typically holds 12–18 months, roof cleaning 3–5 years, concrete cleaning around a year, and window cleaning 3–6 months. Heavy shade or tree cover shortens all of these somewhat.

What should I do to prepare for my appointment?
+

Close any open windows nearby, move patio furniture or breakables away from the work area if you can, and make sure your outdoor water spigot is accessible and functioning. We'll handle the rest.

Who we are and how we work

About Our Company

Are you licensed and insured?
+

Yes — we carry a $2,000,000 general liability insurance policy on every job, residential or commercial, and are properly licensed to operate in Kentucky.

Are you a local, independently owned company?
+

Yes. We're locally owned and operated in Lexington, KY — no franchise fees, no call center, no rotating subcontractors. The team that quotes the job is the team that shows up.

What areas do you serve?
+

All of Lexington plus the surrounding Central Kentucky area — Georgetown, Nicholasville, Versailles, Winchester, Paris, Frankfort, Richmond, and Lawrenceburg. If you're within about 30 miles of Lexington, give us a call.

Do you offer free estimates?
+

Yes, every estimate is free with no obligation — usually returned same day from a quick call or a few photos.

Do you offer recurring service for commercial or HOA properties?
+

Yes. We set up recurring schedules — monthly, quarterly, or annual — for storefronts, apartment complexes, and HOA properties, with priority scheduling for recurring accounts.

What you can expect to pay

Pricing

How much does pressure washing cost in Lexington?
+

It depends on the job. Most single-story homes fall in the low hundreds of dollars for a house wash; driveways and flatwork are typically priced per square foot. Every job gets an exact quote before we schedule anything.

How often should I have my house washed?
+

Most homes in Central Kentucky do well on an annual schedule. Humidity drives algae and mildew growth fast here, especially on shaded or north-facing walls — heavier tree cover may call for cleaning sooner.

How often should gutters be cleaned?
+

At least twice a year — once in late spring after pollen and seed pods drop, and once in late fall once the leaves are down. Properties with heavy pine or overhanging branches sometimes need a third visit.

Do you offer bundled service discounts?
+

Yes. Booking two or more services in the same visit — house wash, driveway, and gutters, for example — is almost always cheaper than scheduling them separately, since we're already on-site with equipment set up.
